Bend: 143 sales at a median of $195,000 (+15% from a year earlier), and the typical home went under contract in 51 days. Redmond: 41 sales at a median of $100,000 (−17% from a year earlier), and the typical home went under contract in 72 days.
The median home sold for $152,000 in February 2012, against a range of $138,900 to $201,500 since March 2009.

The median single-family home on less than an acre in Bend sold for $195,000 in February, up 15% from February 2011. 143 sold, 26 more than February 2011. Homes that sold went under contract in a median of 51 days. At the end of February, 487 were for sale against 844 sales over the past six months: 3.5 months of supply, a seller's market by our measure (4 months or less is a seller's market). By price the market splits: Under $400K ran as a seller's market, while $400K to $500K gave buyers more room.
