Source: Oregon Data Share listings in Central Oregon. Single-family houses, counted once per place type by the place we mapped as home. Closed sales have a close date and a close price of $1,000 or more.
Dictionary
We count single-family houses only. That is the MLS house type, not condos, townhomes, land, or farms.
Each house is counted once in each kind of place (city, neighborhood, zip, region) based on the place we have mapped as its home for that type. That is not the city name typed on the listing, and it is not a city-limits polygon. When neighborhoods nest, the smallest containing neighborhood is the one that counts.
Leftover is our name for those membership counts. Closed · 30 days, Pending · now, Median to pending, the leftover strip, mix, leftover monthly charts, leftover extra product types, listing place market, About city rows, the public JSON feed, city OG cards, market FAQ Median to pending, and the seller home-value HUD all use this pile.
It is a different pile from the live MLS snapshot and from the older monthly figures. A city can show more houses on leftover than an older snapshot that only counted listings whose city field matched and whose pin sat inside a polygon. That is a definition, not a math error.
On a listing, leftover neighborhood prints when leftover can publish it. If leftover cannot, leftover city prints and the city is named. A subdivision name is not leftover neighborhood.

Months of supply is how many months it would take to sell every house currently for sale at the pace houses have actually been closing.
Months of supply = active listings divided by average monthly closings over the last 6 months (homes closed in the last 6 months divided by 6).
4 months of supply or less is a seller's market, above 4 and under 6 is balanced, 6 or more is a buyer's market.
On the HUD this uses leftover membership, and only when the inventory count next to it is the same leftover population. If leftover months of supply cannot publish, the tile is omitted. We do not fill it from the live MLS snapshot. Neighborhood months of supply is withheld when leftover cannot publish it. Core-chart months of supply tabs are omitted so they cannot mix older monthly figures into the leftover HUD. The dedicated Months of supply page, the housing-market hub, the region report, the annual review, the cities index, listing place market, About city rows, the public JSON feed, and city OG cards use the same leftover pile.

When a leftover region count sits next to a town table, omitted leftover towns are named, and any leftover houses outside those town rows are named as leftover remainder.
That remainder is leftover membership, not a city-limits pin count. If leftover cannot publish the region count or the city rows, those figures are omitted.
