Personal information: when you sign in (for example with Google), we receive your name and email. When you contact us or inquire about a listing, we receive what you provide.

Browsing activity: which pages and listings you view, searches you run, and when you are signed in we associate this with your account.

Cookies and device info: session and preference cookies, and general device and browser data for security and analytics.

We also get contact details from public property records and data providers. We don't use those details to send the newsletter.

We use your data to personalize your experience, route leads to our team, send email notifications (saved search matches) if you have opted in, and analyze site usage. When you are signed in, we record your contact info and activity in our own client-relationship system so we can follow up on properties you care about. That system is operated by Ryan Realty, not a third party.

We send monthly market updates for Bend, Redmond, Sisters, Sunriver, Tumalo and La Pine, plus an All Central Oregon edition. Each one covers local market numbers and includes advertising for our brokerage services.

You may get it if you signed up on our website, or if you already have a relationship with us, for example as a past client or someone who asked us about a home. If you're an existing contact, you may receive it without having signed up. You can stop it anytime.

Every newsletter has a one-click unsubscribe link and a "manage preferences" link. There you can pick your cities, pause, or unsubscribe from all our marketing email. No login and no fee. We honor opt-outs promptly, and always within 10 business days.

Unsubscribing from the newsletter doesn't stop messages you ask us for, like replies about a home or a transaction you're in.

When you sign up, we collect your email, your name if you give it, and the editions you pick. We also keep a consent record: the time, the page or form, your IP address and browser details, and the version of the wording you saw. We use that record to show you agreed and to honor your opt-outs.

Signing up doesn't sign you up for text messages and doesn't send your information to an advertising pixel.

We keep your subscriber and consent records while you're subscribed and for 5 years after. If you unsubscribe, or an email bounces or is marked as spam, we keep that address on a do-not-email list so we never email it again. If you ask us to delete your data, we will delete what we're not required to keep by law (for example, real estate transaction records), and we keep that minimal do-not-email entry so your opt-out sticks.

Our emails, sent through our email provider Resend, may include a small tracking image and tracked links that record when an email is opened and which links are clicked. We tie that to your contact record and use it to see how the newsletter performs and to decide on follow-up.

We upload a scrambled (hashed) version of contact details, including email, to Meta to show or limit ads. You can opt out under "Your privacy choices," and we'll leave you out of future uploads.

If you provide your phone number on one of our forms, or text our business number first, you consent to receive calls and text messages from Ryan Realty about your request. Message frequency varies. Message and data rates may apply. Reply STOP at any time to opt out, or HELP for help. You can also reach us at 541.703.3095.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent are not shared with any third parties.

We use Google Signals as part of Google Analytics 4. When you are signed in to your Google account and have turned on Ads Personalization in your Google settings, Google may associate aggregate demographic data (age range, gender, general interest categories) and cross-device activity with the visit data we collect. We never see your individual Google account information. We only see aggregate reports such as the age and interest breakdown of our site visitors.

You can control whether Google Signals applies to your visit at adssettings.google.com by turning off Ads Personalization. You can also opt out of Google Analytics entirely by installing the Google Analytics Opt-out Browser Add-on.

Essential: sign-in session, cookie-consent choice. Required for the site to work.

Analytics: on by default in the US and everywhere outside the EEA, the UK and Switzerland. Tap Turn off analytics on the banner to stop it. In the EEA, UK and Switzerland, analytics stays off until you say yes.

Ad cookies (Meta and Google ads) stay off unless you turn them on at Your privacy choices. Clicking an ad never turns them on.

Whatever you choose, we record how each visit reached us in our own first-party logs: the page you came from and any campaign tag or click id on the link you clicked, such as the tracking codes Google and Meta add to ad links. That tells us which of our ads, emails and posts are working. If we already know who you are, for example because you clicked a link we sent you, we connect this to your contact record. If you decline cookies, or your browser sends a Global Privacy Control signal, we record nothing at all.

You can change your cookie preferences any time in Your privacy choices, linked at the bottom of every page, or in your browser settings.

We retain account and activity data as long as your account is active and as needed for legal, security, or operational purposes. You may request deletion of your data.

If you are a California resident, you have the right to know what personal information we collect and how it is used. You have the right to delete your personal information. You have the right to opt out of the sale or sharing of your personal information (see Do not sell or share below). You also have the right to non-discrimination for exercising these rights. This includes our uploads of scrambled (hashed) email and other contact details to Meta, which you can opt out of under Your privacy choices.

Oregon Consumer Privacy Act (effective July 1, 2024) gives Oregon residents the right to access, correct, delete, and obtain a copy of their personal data, and to opt out of the sale of personal data, targeted advertising, and certain profiling. To exercise these rights, contact us at the email below. We will respond within 45 days where required. This includes our uploads of scrambled (hashed) email and other contact details to Meta, which you can opt out of under Your privacy choices.

Once you sign in, contact us, or follow a link we send, we may recognize you on later visits using a first-party cookie and link the pages and homes you view to the file we keep on you in our own client system, so our team can follow up on the homes you care about. We never send Meta or Google your raw email or phone.

Before we share your email or phone number, we scramble it (hash it) so it can't be read. We share it with Meta to measure and show our ads. On our website, this happens only after you turn on ad cookies. We may also share scrambled contact details from our client records with Meta for the same reason. You can opt out of these ad uploads at Your privacy choices or by emailing admin@ryan-realty.com.

When a client relationship reaches a milestone, such as a signed listing, a pending sale or a closing, we may tell Meta and Google that the milestone happened, using the same one-way hashed email or phone, and for a closing, the commission we earned. This lets them measure which ads led to real business. We never send them your raw email or phone, your sale price, or details of your transaction documents.

If your browser sends a Global Privacy Control (GPC) opt-out signal, we treat it as turning off ads and analytics sharing. Our site and our server send nothing about your visit to Google or Meta. We keep only a note so we can stop sharing for anyone we already know. If you send us a form, we still keep it so we can reply. While the signal is on, ads stay off even if you turned them on before. Analytics stays off too, unless you turn it back on at Your privacy choices.

This site does not respond to Do Not Track (DNT) signals. We honor Global Privacy Control instead.

We use advertising and analytics services from Meta and Google that may involve sharing online identifiers, such as a hashed email or a cookie identifier, for cross-context behavioral advertising. Under California and Oregon law this can be treated as a sale or a share, and you have the right to opt out.

To opt out on this browser, switch Ads off in Your privacy choices. That stops the Meta Pixel and advertising cookies here. To opt out across our systems, email us at admin@ryan-realty.com with the subject line Do Not Sell or Share, or use the opt-out form on our Your Privacy Choices page. Within 15 days we will remove you from our advertising audiences and stop sending your hashed identifiers, including for ad measurement. Opting out does not stop the essential or analytics functions you have allowed.

We do not knowingly collect personal information from children under 13. If you believe we have done so, please contact us and we will delete it.

Ryan Realty operates an application named Ryan Realty Social that publishes our own original real-estate content (market reports, listing videos, neighborhood guides, news commentary) from this website to third-party platforms on our behalf, including TikTok, Instagram, Facebook, YouTube, LinkedIn, X, Threads, Pinterest, and Google Business Profile.

What data Ryan Realty Social handles: only the OAuth access tokens and refresh tokens that authorize Ryan Realty Social to publish to Ryan Realty’s own brokerage accounts on each platform, plus public engagement metrics on our own posts (views, likes, comments) for performance analytics. Ryan Realty Social does not collect, store, or process personal information of TikTok users, Instagram users, or any other platform’s users. It does not access follower lists, direct messages, or any third-party user data beyond what is publicly visible on our own posts.

Token storage: platform OAuth tokens are stored encrypted at rest in our backend and are used solely for publishing Ryan Realty’s own content. Tokens are never shared with third parties and are revocable at any time by the platform account owner via that platform’s standard OAuth-revoke flow.

Compliance: Ryan Realty Social complies with the TikTok Developer Terms of Service, the Meta Platform Terms, the YouTube API Services Terms of Service (including the Google API Services User Data Policy), the LinkedIn API Terms of Use, the X Developer Agreement, and the Pinterest Developer Terms.

We may update this policy from time to time. The updated date at the top will change. Continued use of the site after changes means you accept the updated policy.
