Neighborhood
Southeast Bend is one of the city's 13 recognized neighborhood districts. Its boundaries run south of Murphy Road, east of Highway 97 and the Burlington Northern railroad, and out to the city limits on the east and south. The southern edge reaches toward Knott Road, where the City of Bend's Southeast Area Plan, adopted in 2021, sets aside 446 developable acres for housing, employment, and public space. That plan is still playing out. In September 2025, Pahlisch Homes filed a planning application for a 45-acre extension called the Union Master Plan, just north of Alpenglow Park, adding roughly 366 more homes, a mix of single-family lots, townhomes, and multifamily units, to the district's edge.
The housing stock spans four decades and several distinct communities. Mountain High, a gated neighborhood off SE 15th Street, dates to 1987 and holds roughly 275 homes split across three villages, Alpine, Aspen, and Willow Creek, laid out among ponderosa pine lots with a pool and tennis courts under its own homeowners association. Older, ungated sections cluster closer to Reed Market Road. The newest wave of building arrived alongside Caldera High School, which Bend-La Pine Schools opened in fall 2021 at 60925 SE 15th Street, the district's first new high school in two decades. Pahlisch Homes' Easton community sits directly across 15th Street from the school, opened in fall 2022, and is planned to grow past 700 homes of cottages, townhomes, and single-family lots. The Bridges at Shadow Glen, built out across 78 acres between 2007 and early 2020, added roughly 380 more homes around its own clubhouse and pool.
