Months of supply is the number of homes for sale divided by how many sell in a typical month. Four or under tends to favor sellers, six or more tends to favor buyers, and in between is balanced. A town can be one thing overall and feel different at your price, so call me and we will look at your price range together.
Homes at this price are a mix: condos and townhomes, older single family homes, and homes outside city limits on a well and septic system. Ask about HOA dues, the age of the roof and heating, and whether the property has a well or septic, because each one changes what the home really costs you. A good inspection answers most of it. Run your monthly payment.
Talk to a lender before you tour so you know your number. Then set up an alert for each town you like, so a new listing at your price reaches you the same day it posts. Ask whether the seller is offering help with closing costs, because that can matter as much as the price.
Tell us the town, the monthly payment you are comfortable with, and how soon you want to move. We will tell you straight what $500,000 buys right now.
