Counts are homes with a lot size at or above the line, residential only. Farms and shops link only while the town has some.
La Pine, Prineville, Powell Butte and Terrebonne are where larger parcels are most common. Bend, Redmond and Sisters have acreage too, usually closer to town and at a different price.
Water is the first question. Ask whether the home is on a well or a district, and what water rights come with the land. Irrigation rights can be worth more than the dirt.
Most rural homes run on septic and a private well. Plan for a septic inspection and a well flow and quality test during the due diligence window.
Look at the road. A county road, a private easement and a shared gravel lane are three different maintenance stories. Winter access matters in the high desert.
Wildfire and insurance deserve a call before you write an offer. Defensible space, road width and distance to a station all shape premiums and availability.
Zoning decides what you can build or run. Exclusive farm use, rural residential and forest each carry different rules for a shop, a second dwelling or animals.
If you need a place for equipment, a workshop or livestock, start with these searches.
Lenders look closely at acreage. Some limit the acres they will count toward a home loan, and appraisals can take longer when comparable sales are far apart. Talk with a lender early. Run the numbers with the mortgage calculator.
