Most homes at this price are bought with cash or a jumbo loan, which is a mortgage above the conforming loan limit. Sellers will usually ask for proof of funds or a lender approval up front, so it helps to have that ready before you tour. Try the mortgage calculator.
Custom and one of a kind homes can be hard to appraise because there are few true comparable sales. If you are financing, plan for the chance that the appraisal comes in below the price, and talk with your broker about how to handle a gap.
Inspections here often go beyond the house itself. On rural or acreage lots, check the well and septic. Everywhere, look at wildfire defensible space, the roof, and heating and cooling systems sized for high desert winters.
In planned and resort communities, read the CC&Rs and HOA rules early. Ask about club membership, initiation or transfer fees, and whether short term rentals are allowed, since each community sets its own rules.
The price is only the start. Property taxes, HOA dues, club dues and insurance all add up, and they vary a lot from one community to the next. Each community page lists its own costs and HOA details where we have them. See what it costs to live in Bend.
Many luxury buyers here are buying a second home or planning a move. Each community page has a second home guide, and our relocation guide covers the move itself. Read the relocation guide.
