Bend: 203 sales at a median of $780,000 (+6% from a year earlier), and the typical home went under contract in 26 days. Redmond: 62 sales at a median of $547,450 (+3% from a year earlier), and the typical home went under contract in 29 days.
The median home sold for $659,000 in July 2026, against a range of $595,000 to $665,000 since August 2023.

The median single-family home on less than an acre in Bend sold for $780,000 in July, up 6% from July 2025. 203 sold, 16 more than July 2025. Homes that sold went under contract in a median of 26 days. At the end of July, 626 were for sale against 1,038 sales over the past six months: 3.6 months of supply, a seller's market by our measure (4 months or less is a seller's market). By price the market splits: $400K to $500K, $500K to $600K, $600K to $750K, $750K to $1M and $1M to $1.4M ran as a seller's market, while $2M to $3M gave buyers more room.
