Bend: 164 sales at a median of $166,000 (−23% from a year earlier), and the typical home went under contract in 31 days. Redmond: 51 sales at a median of $115,000 (−16% from a year earlier), and the typical home went under contract in 24 days.

The median single-family home on less than an acre in Bend sold for $166,000 in December, down 23% from December 2009. 164 sold, 4 fewer than December 2009. Homes that sold went under contract in a median of 31 days. At the end of December, 574 were for sale against 904 sales over the past six months: 3.8 months of supply, a seller's market by our measure (4 months or less is a seller's market). By price the market splits: Under $400K ran as a seller's market, while $400K to $500K gave buyers more room.
