Three Rivers is an unincorporated, census-designated community in south Deschutes County, south of Sunriver and north of La Pine, just west of US-97. The name comes from three waterways that converge in the area. The Deschutes River runs along the west side, the Little Deschutes River runs through the east, and the spring-fed Spring River joins the Deschutes from the north. Elevation is 4,187 feet, and the 2020 census counted 3,925 residents across 7.53 square miles, or 4,819 acres, up from 3,014 residents in 2010. There is no city government here. Deschutes County provides public services, and the Bend-La Pine School District covers the schools.
More than 20 named subdivisions make up Three Rivers, each with its own character and price point. Cougar Grove, Deschutes River Recreation Homesites, Fall River Estates, Lazy River, Lazy River West, Pinewood Country Estates, Spring River Acres, Water Wonderland, and Vandevert Ranch are among them. Lot sizes range from under a quarter acre in the smaller residential subdivisions to five-plus acres in the timbered, riverfront ones. Some lots carry manufactured homes. Others carry custom homes on acreage that backs directly onto the Deschutes. Most subdivisions rely on private wells and septic systems rather than a city water or sewer utility. Governance is split the same way. No single master association covers Three Rivers, and there is no one HOA assessment to quote for the area. Deschutes River Recreation Homesites, the largest of the platted groups, is run unit by unit, with Unit 6 and Unit 9 each keeping a separate property owners association, its own board, and its own governing documents. Neither posts its dues on a public page. Unit 9 keeps its financial documents behind an owner sign-in. So the carrying cost on a Three Rivers lot has to be confirmed one subdivision at a time, before an offer, not after.
