Bend Oregon Market Report: June 2026
Bend's housing market spent May sending two different signals. Prices climbed and well-priced homes moved fast, while the number of sales fell and inventory held steady. Here is what the closed data shows, what is sitting on the market right now, and what both sides of a transaction can do with it.
The May numbers
- Median sale price: $797,000, up 3.6% from $770,000 in May 2025
- Homes sold: 120, down 11.1% from 135 a year earlier
- Median days on market: 12, down from 18 last May
- Median price per square foot: $410
- Average sale-to-list ratio: 97.5%
- Cash purchases: 25.8% of closings
- Active listings at month end: 503, near flat against 502 a year ago

If you are selling
The market rewards accurate pricing and punishes optimism. Homes that closed in May went pending in a median 12 days, yet 56.6% of them still sold under asking and 12.3% of today's active listings have already cut their price. The listings that linger tell the same story from the other side. The median active listing in Bend has now been sitting for 43 days. Price to the comps and your timeline looks like the 12-day group. Price to hope and you join the 43-day group, where the eventual reduction costs more than pricing right would have.
If you are buying
You have more room than the headlines suggest. Bend is carrying 531 active listings as of June 10, months of supply sits at 4.8, and that is balanced territory by the standard measure. New construction makes up 28.1% of what is for sale. The fast-moving homes are the well-priced ones, so be ready to act inside a week when one appears. On anything that has sat past the 43-day median you have real room to negotiate, and 20.7% of May closings still went over asking, so know which kind of listing you are looking at before you write the offer.

Demand for well-priced homes is strong, supply is no longer scarce, and the spread between the two is where deals get made.
