Bend Oregon Market Report: July 2026

June was Bend's strongest month of the year so far. More homes sold than a year ago, the median price climbed, pendings got faster, and the standing inventory shrank. Here is what the closed data shows, what is on the market right now, and what both sides of a transaction can do with it.
The June numbers
- Median sale price: $725,000, up 4.6% from $693,000 in June 2025
- Homes sold: 179, up 10.5% from 162 a year earlier
- Median days on market: 15, down from 19 last June
- Median price per square foot: $408, up from $375 a year ago
- Average sale-to-list ratio: 96.9%
- Cash purchases: 27.9% of closings
- Active listings at June 30: 474, down 10.1% from 527 a year ago

If you are selling
The homes that closed in June went pending in a median 15 days, and the ones pending right now moved in 13. That is the fast lane, and it is real. The slow lane is just as real. The median active listing in Bend has been sitting for 52 days, 10.0% of today's inventory has already cut its price, and 60.2% of recent closings still finished under asking. The market is sorting listings into those two lanes by price accuracy. Price to the comps and you are in the 13-day group. Price to hope and you join the 52-day group, where the eventual reduction costs more than pricing right would have.
If you are buying
Bend is carrying 512 active listings as of July 9, and months of supply sits at 4.2, which is balanced territory by the standard measure. New listings and sales ran almost even over the last 30 days, 170 in and 168 out, so selection is holding rather than draining. The well-priced homes move inside two weeks, so be ready to act when one appears. Anything sitting past the 52-day median gives you room to negotiate, and the 60.2% under-ask share on recent closings says most buyers are using it.
