Neighborhood
NorthWest Crossing sits on Bend's west side, on 486 acres that Brooks Resources Corporation and the Tennant family began developing together in the late 1990s under a partnership called West Bend Property Company. The land had belonged to longtime owner Bill Miller. The first building lots went to buyers by public lottery in 2001, construction started in early 2002, and the neighborhood's residential build-out ran until 2018. Rather than sell large parcels to a handful of production builders, West Bend Property Company formed the NorthWest Crossing Builders' Guild and released individual lots to qualified local builders working under one shared set of design guidelines. That approach is why the streets carry a mix of Craftsman, Tudor Revival, Colonial, American Foursquare and Prairie-style homes, ranging from 600 to 3,400 square feet across cottages, duplexes, townhomes, second-story apartments and single-family houses, 1,335 residential units in all at buildout. The City of Bend wrote a mixed-use overlay zone specifically for the property, and every home is required to meet Earth Advantage and ENERGY STAR standards, with some homes reaching LEED certification or zero-net-energy status.
The plan follows new-urbanist principles. A grid of tree-lined streets, front porches, traffic circles, and a walkable center along NW Crossing Drive sit about five minutes by car from downtown Bend. The commercial corridor mixes restaurants, cafes and LEED-certified office buildings, anchored by The Grove, a 13,800-square-foot market hall that opened in May 2021 with nine food vendor spaces and the Waypoint bar. Compass Park, a five-acre circular park built in 2016 at the center of the plan, gets its name from its round shape, and it holds a playground, a picnic shelter that seats up to 100 people, and open lawn. It anchors the NorthWest Crossing Saturday Farmers Market, now in its 19th year and billed as Central Oregon's largest, running late May through late September with more than 150 vendors each Saturday from 10am to 2pm.
