Sunriver Oregon Market Report: July 2026

The Sunriver median says prices are up 20.6%. The price per square foot says they are down 6.6%. Both numbers come from the same eleven June closings, and the gap between them is the real story: bigger, higher-end homes drove this month's sales, not a broad price surge.
The June numbers
- Median sale price: $1,000,000, against $830,000 in June 2025
- Homes sold: 11, from 12 a year earlier
- Median days on market: 21, up from 17 last June
- Median price per square foot: $456, down 6.6% from $488 a year ago
- Average sale-to-list ratio: 94.9%, the widest negotiation gap in the region
- Cash purchases: 36.4% of closings
- Active listings at June 30: 55, down 11.3% from 62 a year ago

What the two price signals mean
Eleven closings is a small sample, and in resort markets the mix swings hard month to month. When the median rises while the per-foot price falls, the composition changed: June's buyers bought larger homes. Neither number alone prices your property. The comps for your specific size, location, and condition do.
If you are selling
Sunriver is a buyer's market by the standard measure, with 8.2 months of supply as of July 9. Sellers here gave up more of their asking price than anywhere else in the region, closing at 94.9% of list, and 65.2% of recent closings finished under asking. The median active listing has been waiting 61 days. None of that means homes do not sell. It means the ones that sell are priced to the per-foot reality, not to the headline median.
If you are buying
This is the most negotiable market in Central Oregon right now. Sixty active listings, 8.2 months of supply, and a 5.1% average gap between asking and closing price give you real leverage, especially on anything past the 61-day median. Cash still takes a third of the market, so a strong financed offer with clean terms remains competitive.
