Redmond Oregon Market Report: July 2026

Redmond's June story is volume. Sales jumped 17.2% over last year while the median price eased 2.1%, and the town is now running the tightest supply of any larger market in Central Oregon. Buyers priced out of Bend keep landing here, and the numbers show it.

- Homes sold: 68, up 17.2% from 58 a year earlier
- Median days on market: 22, up from 19 last June

If you are selling
Supply is your ally right now. Redmond sits at 3.9 months of supply as of July 9, just under the 4-month line that separates a seller's market from a balanced one, and the tightest reading among the region's larger markets. Homes pending now went under contract in a median 15 days. The discipline still matters, because 13.3% of active listings have already cut their price and 59.2% of recent closings finished under asking. The $518,000 median tells you where the buyer pool is concentrated. Price into it and the 17.2% jump in sales works for you.

Redmond is the value story of Central Oregon at $312 per square foot against Bend's $408, a 23.5% discount per foot. The trade-off is competition. With 157 active listings and new inventory arriving exactly as fast as it sells, 59 in and 59 out over the last 30 days, the well-priced homes do not wait for a second weekend. On listings that have sat past the 48-day active median, negotiate. The under-asking share says sellers are meeting buyers partway.
