NorthWest Crossing is a 486-acre neighborhood that West Bend Property Company, a partnership of Brooks Resources and Tennant Developments, began selling in 2001. Builders bought individual lots through a lottery, so the streets mix styles instead of repeating a few floor plans. Residential development concluded in 2018. Most homes sit within walking distance of the shops on NW Crossing Drive and two public parks.
Location and layout
NorthWest Crossing sits on Bend's west side, within easy reach of Mt. Bachelor, Todd Lake, and the Deschutes National Forest trail system.
It was planned as a neo-traditional mixed-use community, with commercial and light industrial space, parks, trails, and civic buildings laid out alongside the homes under a master plan and a mixed-use overlay zone.
The village center and walkability
The neighborhood's shops sit along NW Crossing Drive and NW Mt. Washington Drive. The Grove's Market Hall, at 921 NW Mt. Washington Dr., has nine food and drink counters, including Thump Coffee. It covers coffee and a meal out without a car trip.
Two public parks run by the Bend Park and Recreation District anchor the neighborhood. Discovery Park covers 40 acres around a 3-acre lake, with walking trails, a natural play area, a fenced off-leash dog park, a community garden, and a picnic shelter. The lake is irrigation water, and the district doesn't recommend swimming in it. Compass Park, a 5-acre circle at 2500 NW Crossing Dr., has a playground, a picnic shelter, and open lawn.
Schools are assigned by address. Most of NorthWest Crossing is in the High Lakes Elementary attendance area, and some western sections are in William E. Miller Elementary's. All of it is served by Pacific Crest Middle School and Summit High School, part of Bend-La Pine Schools. Confirm a specific address with the county's DIAL lookup before you buy.
Home styles and architecture
NorthWest Crossing's architectural review committee publishes design guidelines with style sections for Craftsman, Tudor Revival, Colonial, American Foursquare, Prairie, and Mid-Century Modern homes. Streets use alley-loaded garages, with front porches close to the sidewalk. Single-family homes share the neighborhood with townhomes, cottages, and live/work townhomes.

Design rules and HOA
Exterior changes in NorthWest Crossing, including paint, landscaping, tree removal, additions, and new construction, need approval from the NorthWest Crossing Architectural Review Committee. The committee, which says on its site that it is not a homeowners' association, enforces the neighborhood's recorded CC&Rs and design guidelines. NorthWest Crossing has no neighborhood-wide HOA or dues. Discovery Park and Compass Park are public parks run by the Bend Park and Recreation District. Condo and townhome projects inside the neighborhood can have their own associations and dues. Ask for the dues and governing documents on any home you're considering.
Who lives here
Buyers here have long included downsizers and retirees alongside families. The developer notes that its buyers shifted toward empty nesters and retirees during the Great Recession. Today 35.2% of NorthWest Crossing sales close in cash, against 28.3% across Bend (as of Oct 8, 2026).
