What a principal broker is, and why it matters

In Oregon, real estate licenses have a tiered structure. A broker can transact under a principal broker’s supervision. A principal broker has logged additional hours, passed additional exams, and is licensed to operate a brokerage and supervise other brokers. Matt Ryan holds a principal broker license. He is the broker of record on every Ryan Realty transaction.

Why this matters to you: a principal broker carries direct liability for the transaction. The fiduciary duty is not delegated downstream to an assistant or a transaction coordinator who never met you. Whoever picks up the phone at Ryan Realty is licensed and accountable.

What we do that a transaction coordinator does not

A lot of real estate practice in 2026 has shifted to volume. Big teams. AI lead routing. Transaction coordinators handling the actual paperwork. The agent shows up for the listing presentation and the signing, and the rest is handed off.

We work differently because we have to. There are three of us. We cannot scale the same way. The trade-off is that your transaction is handled by the same broker from the first call to closing. Same person answers your texts. Same person walks the property for the inspection. Same person negotiates against the low offer.
