Tetherow Bend Oregon Lifestyle Guide

Tetherow Bend Oregon: Lifestyle and Buying Guide

Tetherow is Bend’s premier gated community on the west side, sitting between NW Crossing and the Cascade Lakes Highway. Real broker’s view of what living in Tetherow actually looks like, what you pay for, and how the buying process works.

The Numbers (May 2026)

  • 26 active SFR listings
  • $2,190,000 median sold price (last 6 months, 10 closings)
  • 15.6 months of supply (buyer-leaning, like most of the $1M+ market)

What Makes Tetherow Different

Tetherow is a 700-acre master-planned community built around a David McLay Kidd-designed golf course. It opened in 2008 and has been adding phases since. Tetherow homes range from $1.2M townhomes to $6M+ custom estates. The community sits adjacent to Tetherow Resort (lodge, restaurants, conference facility) and the Mt. Bachelor ski lift system gives Tetherow residents preferred lift-locker access during ski season.

What You Get with Tetherow

  • Golf: The David McLay Kidd course is rated among the top 100 in the US. Members-only and resort-guest play.
  • Slope-side ski lift access: Tetherow has its own private ski locker system at Mt. Bachelor. Drop your skis at the lockers, hike to the lift, no parking battle.
  • On-site dining: Solomon’s at Tetherow (fine dining), Tetherow Pub, the Tetherow Bar.
  • Trail network: Direct access to the Phil’s Trail mountain bike network, plus paved trails connecting to Bend’s broader system.
  • Mountain views: Most Tetherow homes have direct sight lines to Mt. Bachelor, the Three Sisters, or Broken Top.
  • Gated entry, low through-traffic, mature landscaping.

Tetherow Subdivisions

Tetherow has multiple subdivisions, each with its own character:

  • The Highlands — newer construction, larger lots
  • Altura at Tetherow — modern architecture, often new-build
  • Westhaven — established homes, mid-2010s construction
  • Townhomes near the lodge — entry-level Tetherow at $1.2M-$1.8M

Who Fits Tetherow

Good fit: Affluent buyers who value golf, ski-in convenience, gated security, mountain views, and a year-round resort community feel. Often relocators from Bay Area, LA, Denver, Seattle who maintain a primary residence elsewhere.

Less good fit: Buyers who value walkability to coffee shops and breweries (Tetherow is a 5-minute drive to NW Crossing, not walking distance). Families with school-aged kids should verify the school zone — Tetherow is split between several schools depending on the specific subdivision.

Buying in Tetherow

The market is buyer-leaning right now. 15.6 months of supply at the median means well-priced homes still find buyers but slowly. Overpriced homes can sit 90-180+ days. Pricing tight is essential.

For buyers: Tetherow rewards patience. The right home at the right price comes available with regularity. The wrong home at the wrong price is everywhere.

For sellers: Tetherow CMAs are hard. The comp pool is small. Each home has unique features (lot size, view direction, custom finishes, golf-course frontage premium). Matt provides custom Tetherow CMAs with subdivision-specific comps and view-premium math.
